Drilling when you move in is allowed — that much is settled. The more expensive question comes when you move out: who fills the holes, how neat does it have to be, and what may the landlord actually deduct from your deposit? Do you have to fill drill holes when you move out?
As a rule, yes. Drilling for normal fixtures is ordinary contractual use, but filling the holes is part of returning the flat in proper condition. What is expected is competent filling and smoothing — not replastering the whole wall.
How many holes are too many?
There is no fixed number, and every number quoted online is invented. What gets assessed is quantity and placement relative to the flat: four anchor points behind a wardrobe are uncontroversial, a row of holes spread across the whole wall is not. What matters is whether the wall looks normal again once filled.
Which holes actually get expensive?
Tiles. A single hole in a discontinued tile can mean replacing a whole area, which costs many times what a hole in a plastered wall does. The same applies to natural stone, exposed concrete and listed stucco — in Berlin Altbau flats, the most common case in practice.
What about the wall plugs?
Plugs come out before you fill. A plug that has been filled over shows through once the wall is painted, and it is the most common reason otherwise careful work gets flagged at handover. Pull it out with a screw driven into it rather than hammering it into the wall.
How does the handover protocol protect you?
It is the only document that counts later. Record the condition of the walls in it explicitly and have both sides sign. Dated photographs taken on handover day are the second-best protection.
When should you have the wardrobe taken apart?
